FLIPPING LESSONS LEARNED

Oh 2561 Azul Street, it’s been a love hate relationship with you and the lessons are still being learned as we finally have you under contract! That’s right, after three months on the market and reducing our price five times, the deal is done. We thought you may have been the first project we’d lose money on but we still managed to cut ourselves a paycheck. Barely. I guess you paid us in wisdom, wisdom we plan on making more money with, so thank you. Purchased at $85,000 and under contract for $143,000 and don’t forget those fix up costs at $40,000 oh and we split profits with an investing partner and the buyer wants us to pay closing costs.

Seller is motivated and this completely remodeled inside and out 4 bedroom home is a MUST SEE and will not disappoint! Beautiful and bright with fresh neutral colors throughout. Spacious kitchen boasts new wood cabinetry, stainless steel appliances, and new counter tops! Four spacious and bright bedrooms and two gorgeous bathrooms feature tile surround showers, upgraded fixtures, and new vanities! All new low energy efficient vinyl windows throughout. New Stucco, exterior paint and fencing and large backyard.

We didn’t notice the things this home was lacking until it had been on the market a few weeks and an identical project of ours across the street kept getting offers! What was going on?! We didn’t know why 2560 Azul Street had received multiple offers while 2561 Azul Street was just sitting there. Our conclusion was this. The price started out a little too high and it turns out people really like having a place to park their cars, a back patio to put a chair and carpet in the bedrooms.
Well, we do too…. now. We even took Azul street of the market for seven days and put it back on at a price reduction. Sometimes listings get stagnant when they sit on the market, so re-listing it gave it a fresh start. We normally replace existing lighting fixtures in bedrooms with ceiling fans. It’s just a nice upgrade homeowners prefer here in hot Tucson. So why don’t you see a ceiling fan in the after image to your left? The duct work for heat & AC had been run to center of each ceiling. A vent in every bedroom ceiling made it impossible to install fans.We were first to come in and rehab, really pushing the market in this neighborhood. As people have less options up the street where it’s more desirable than this neighborhood, the area will really start to rehabilitate. It’s a great new market if you’re looking for a flip project! Remove Clutter including personal Items & excess furniture

Smell an air freshener can really help!Staying current and standing out among the masses has it’s creative challenges. In an effort to create ‘a look’ for our real estate photography needs, I came up with an idea to layer desert landscapes behind the windows. It’s hard to know if this was a good idea or not because there were so many factors that made this listing complicated. High price, no patio, no parking, etc…
